This application proposes to facilitate the development of four (4) townhouse units of 4-storeys in height within one (1) building block. The units are proposed to have two (2) parking spaces per unit with access to Maple Avenue via a private road. The application requests the lifting of the Holding provision currently in place as well as the rezoning of the subject lands from a RM5 Zone to a RM2 Zone with site-specific amendments.

The applicant has requested Official Plan amendments and Zoning By-law amendments for the property at 1393 Graham’s Lane. If approved, the requested amendments will allow the development of three residential buildings with a combined total of 722 residential units, a density of 668.5 units per hectare, and a total Floor Area Ratio of 4.25:1. Building A (east) is 16 storeys tall with 311 units, Building B (southwest) is 9 storeys tall with 125 units, and Building C (northwest) is 20 storeys tall with 286 units.
The proposed development will include 598 parking spaces, including 93 visitor spaces and 14 accessible spaces. A total of 3 loading spaces are provided. The majority of vehicle parking will be located within two levels of underground parking.

A development application has been submitted to amend the Zoning By-law to facilitate the reduction in the minimum required office space from the previously proposed 3,220 m² to 1,009 m² and accommodate 24 additional apartments to provide a total of 388 apartments instead of the previously proposed 364 apartments.
