The proposed development at 35 Plains Road East is seeking an Official Plan Amendment and Zoning By-law Amendment to permit the construction of a 12-storey mixed-use building with 2 levels of underground parking. The building will feature 161 residential units, rooftop amenity space with views towards Lake Ontario, and commercial spaces at the ground level. The building is designed to accommodate a spacious streetscape along Plains Road East, and conceals the vehicular access within the building envelope on Cooke Boulevard.

No comments are received by the City during the Pre-Application phase. Public comments may be directed to the applicant during this time. Once a complete application has been received the public will be notified, and comments will be received by City staff.
Applicants are seeking by permission to remove prohibited uses from the existing site specific commercial zone which include a grocery store/supermarket and department store.
No new buildings are proposed.

The proposed development of the subject lands features a 27 storey mixed-use building with 196 residential units and at-grade retail along Lakeshore Road. The development proposes 1- and 2-bedroom units. A 5-level below grade parking structure is proposed. An application for an Official Plan Amendment and Zoning By-law Amendment will be required to permit the proposed development.
