Notice of Passing of Zoning Bylaw 2020.482

Burlington City Council passed Bylaw 2020.482 to amend Bylaw 2020, as amended, on Aug. 7, 2024, under Section 34 of the Planning Act, 1990, as amended. File number: 520-07/24 (PL-55-24)
Bylaw 2020.482 rezones land at 484 Plains Rd East to permit a unit redistribution within a nine-storey mixed use building and stacked townhouse blocks as well as technical modifications.
Public consultation on the proposed zoning bylaw amendment occurred through a Statutory Public Meeting held on Aug. 7, 2024, at a Special Council meeting. Notice of the Statutory Public Meeting was mailed to tenants and owners within 120m of the subject land on July 4, 2024, and published in the Hamilton Spectator on July 5, 2024. The City received one comment on the proposed amendment. There was one delegation at the Statutory Public Meeting on Aug. 7, 2024.

A decision was made on the date noted above to approve Amendment No. 149 to the Official Plan of the City of Burlington. Purpose and effect of the amendment The purpose of this Amendment is to provide policy support for the proposed development consisting of a 25 storey and 18 storey tower, which will include a total of 444 residential units, with non-residential uses permitted at grade on the lands identified as 784 Brant St.
Public consultation was conducted between Aug. 17, 2021, and July 9, 2024. As a result of public consultation, the City received 26 comments and five delegations at the Statutory Public meeting held on Oct. 12, 2021, and two delegations at the Committee of the Whole meeting held on July 8, 2024. Bylaw 2020.481 rezones land at 784 Brant St (Parcel A) to permit the development of two towers of 25 and 18 storeys, connected by a three-storey podium.
Public Consultation on the proposed zoning bylaw amendment occurred through a Statutory Public Meeting held on Oct. 12, 2021, at the Community Planning, Regulation and Mobility Committee. Notice of the Statutory Public Meeting was mailed to tenants and owners within 120m of the subject land on Sept. 21, 2021, and published in the Burlington Post on Sept. 13, 2021. The City received 26 comments on the proposed amendment. There were five delegations at the Statutory Public Meeting on Oct. 12, 2021 and two delegations at the Committee of the Whole meeting on July 8, 2024.

Burlington City Council passed Bylaw 2020.480 to amend Bylaw 2020, as amended, on July 16, 2024, under Section 34 of the Planning Act, 1990, as amended. File number: 520-02/24 (PL-52-24)
Bylaw 2020.480 rezones land at 236 Plains Rd E to permit a four-storey condominium townhouse block consisting of six units on a private condominium road.
Public Consultation on the proposed zoning bylaw amendment occurred through a Statutory Public Meeting held on July 9, 2024, at the Committee of the Whole. Notice of the Statutory Public Meeting was mailed to tenants and owners within 120m of the subject land on June 6, 2024, and published in the Hamilton Spectator on June 7, 2024. The City received 11 comments on the proposed amendment. There were four delegations at the Statutory Public Meeting on July 9, 2024.

Bylaw 2020.479 rezones land at 2071 Fairview St. to permit a reduction in the minimum required office space for the two (2) 18-storey towers. Public Consultation on the proposed zoning bylaw amendment occurred through a Statutory Public Meeting held on July 9, 2024, at the Committee of the Whole. Notice of the Statutory Public Meeting was mailed to tenants and owners within 120m of the subject land on June 7, 2024, and published in the Hamilton Spectator on June 7, 2024. The City received two comments on the proposed amendment. There was one  delegation at the Statutory Public Meeting on July 9, 2024.
