Update to Notice
A previous Statutory Public Meeting and Recommendation Report Notice was published in the Nov. 1, 2024, Hamilton Spectator for the Planning Application submitted by DeLoyde Development Solutions for 291 North Service Rd.
The notice is being updated to include reference to Burlington Official Plan 2020, as an amendment is now required to the 2020 Official Plan. There are no other changes to the notice.
DeLoyde Development Solutions has made applications on behalf of the landowners to amend Burlington Official Plan (1997), Burlington Official Plan (2020) and the Zoning Bylaw for the lands located at 291 North Service Rd. The File Reference Numbers are 505-04/24 520-09/24.

On Nov. 19, 2024, City of Burlington Council passed development charges By-law 68-2024, being a bylaw to amend By-law 41-2024, which applies to all lands in the City of Burlington, under section 2(1) of the Development Charges Act, 1997, S.O. 1997, c.27, as amended.
By-law 41-2024, as amended, is effective as of Jan. 1, 2025 and imposes uniform residential and non-residential development charges upon all lands within the boundaries of the City of Burlington as shown on the map. The schedule of development charges imposed by the bylaw is shown in Schedule A.
Development charges are levied against new developments and redevelopments and are a primary source of funding for development-related capital expenditures. The purpose of By-law 68-2024 is to amend By-law 41-2024 to include studies as a chargeable capital cost.

Burlington City Council refused an application to amend Zoning Bylaw 2020, as amended, on Nov. 5, 2024, under Section 34 of the Planning Act, 1990, as amended. File number: 520-08/24 (PL-85-24) (Carriage Gate Homes, representing Inaria Burlington Inc.).

Proposed Development
The applications propose to amend the Official Plan and Zoning Bylaw to facilitate the development of a five-storey commercial, retail and office development with a total gross floor area of 30,962 sq. m. (333,275 ft.) consisting of 21,710 sq. m. of self-storage space, 1,159 sq. m. of ancillary retail space and 5,195 sq. m. of office space.
