Description of Proposed Development
This application proposes create a plan of a subdivision to accommodate seven (7) mixed-use blocks varying in size from 4,028 m2 to 8,913m2 and one creek block of 3,438 m2.

Description of Proposal
The City of Burlington Official Plan (1997), as amended, designates the subject property as ‘Mixed Use Corridor – General”, which permits residential uses and mixed-use developments. Through amendment 139, the subject lands contain site-specific policies which further permit a minimum floor space index of 6:1 and buildings of up to 34-storeys.
The Official Plan (2020) designates the property as “Urban Corridor”, which permits residential uses and mixed-use developments in buildings between 2- and 6-storeys in height, and a Floor Area Ratio of 2.0:1. The Official Plan (2020) is subject to appeals and the “Urban Corridor” policies are not in effect for this property.
The subject lands are currently zoned ‘H-MXT-532’ (Mixed-Use Transit Station Area with Site Exception 532). The MXT zone permits residential, a variety of retail and service commercial, office, hospitality, entertainment and recreation use to a maximum height of two (2) storeys. Site exception number 532 further permits the same uses with heights of up to 34-storeys among additional other regulations.
What is proposed to change?
No changes are required to the existing Official Plan and Zoning By-law. The application is proposing to subdivide the land to facilitate the OLT approved proposal of eight mixed use buildings.
