MHBC Planning has made applications on behalf of the landowners to amend the Zoning Bylaw for the lands located at 490, 496 and 508 Walkers Line. The File Reference Number is 520-17/24.
Description of Proposed Development
The applications propose to amend the Zoning Bylaw to permit 16 townhouses and retain the designated heritage house known as the “Walker House”. The proposed townhouses will have a maximum building height of 3.5 storeys (13 metres), a maximum density of 42 units per hectare, 1,108m² of amenity space and four visitor parking spaces.

Description of the Proposed Amendment
The City’s Zoning By-law zones the subject properties as “Low Density Residential (R2.1), Medium Density Residential (RM2) and Medium Density Residential with a site- specific exception (RM2-189). The Low Density Residential (R2.1) Zone permits single detached dwellings with a maximum building height of two storeys and the Medium Density Residential (RM2) Zone permits townhouses and a maximum building height of two storeys. The Medium Density Residential with a site-specific exception only permits townhouses with a maximum of 8 units.
The applicant is proposing to amend the Zoning By-law by creating a new site-specific exception (RM2-XXX) zone that permits development with a maximum building height of 3.5 storeys (13 metres), a maximum density of 42 units per hectare, reduced yard setbacks, reduced amenity area, reduced visitor parking and landscape areas.

How to Obtain the Staff Report:
The staff recommendation report which contains a discussion and review of the applications, will be available for public review on Friday, Feb. 28, 2025. The purpose of the report is to update all members of Council about the development proposal and provide a recommendation to Council. The report will be available on the City’s website at burlington.ca/calendar by searching for the meeting date for the Committee of the Whole.
