The Biglieri Group has made applications on behalf of the landowners to amend the Zoning Bylaw for the lands located at 1510 and 1515 North Service Rd. and 2202-2208 Industrial St. The File Reference Numbers are 520-08/25.
Description of Proposed Development
The proposal requests a Zoning Bylaw Amendment to add Convenience/Specialty Food Store, Automotive Uses, Recreational Establishments, Restaurant Uses and Veterinary Services into the existing CE-33 and CE-34 zones.
No new development or site alteration is proposed through this application.

Description of the Proposed Amendment
The City of Burlington Official Plan (1997, as amended) identifies the property as “Major Retail” and is designated “Employment Commercial”. This designation permits a wide range of employment uses and a limited range of retail commercial uses which have employment characteristics.
The City’s Zoning Bylaw zones the subject property as CE-33 and CE-34 (Commercial Employment). This zone permits a mix of employment and commercial uses.
The applicant is proposing to amend the Zoning Bylaw to add additional uses to the CE-33 and CE-34 zones.

The purpose of the report is to update all members of Council about the development proposal and provide a recommendation to Council.
