1. Only the following uses are permitted:

  • Detached Dwellings subject to RM4 zone regulations
  • Semi-detached Dwellings subject to RM4 zone regulations
  • Townhouse subject to RM2 zone regulations
  • Stacked Townhouse subject to RM3 zone regulations
  • Street Townhouse

2. Regulations:

Detached Dwellings

  • Lot width: 12 m maximum
  • Rear Yard: 6.5 m

Semi-Detached Dwellings

  • Lot Width: 6.9 m per unit, 13.8 m per building
  • Corner Lot Width: 8.5 m per unit, 17 m per building
  • Lot Area:175 m2Street Side Yard: 3 m
  • Rear Yard: 6.5 m
  • Lot Coverage: 45%

Townhouse and Stacked Townhouse Dwellings

  • Density:
    • Townhouse development: 34 units/ha maximum
    • Combined Townhouse & Stacked Townhouse development:
      • Townhouse:294 m2 /unit (34 u/ha) maximum
      • Stacked Townhouse: 200 m2/unit (50 u/ha) maximum

Maximum Floor Area: At least 25% of the total of all townhouse or stacked townhouse units shall have the following maximum floor areas:

  • 1 bedroom: 75 m2
  • 2 bedroom: 85 m2
  • 3 bedroom: 105 m2

Street Townhouse Dwellings

  • Lot Width:
    • 5.5 m interior units
    • 6.7 m end units
    • 8.5 m corner lots
  • Lot area: 165 m2
  • Street side yard: 3 m
  • Rear yard: 6.5 m
  • For street Townhouses located within 30 m of an MXR zone boundary:
    • Front Yard: 5.8 m
    • Rear Yard: 6 m

Except as amended herein, all other provisions of this By-law, as amended, shall apply
