Enacted

1. Only the following use is permitted: "Townhouse"

2. Regulations for Townhouses:

  • Lot Width: 35 m
  • Lot Area: 0.65 ha
  • Yards:
    • 4 m abutting Francis Road
    • 7 m abutting Oneida Drive
    • 9 m, 6 m for garage, abutting North Shore Boulevard
    • 9.4 m abutting easterly property line, except, within 10 m of the northerly property line the yard may be 2 m for a side building elevation only.
    • 7 m abutting northerly property line
    • 6.8 m for all other yards
  • Units: 18 units maximum, 4 units per building maximum
  • Landscape Area:
    • 6 m abutting North Shore Boulevard
    • 4 m abutting Francis Road
  • Landscape Buffer: 1 m abutting the easterly boundary of 1011 North Shore Boulevard
  • Privacy Area: 18.5 m2 per unit
  • Amenity Area: none required
  • Encroachment: a porch may encroach 1.8 m into a required yard
  • Parking: not permitted within 4 m of a detached residential zone
  • Building Height: 1 1/2 storeys maximum, 2 storeys maximum within 30 m of the northerly property line.
  • Separation Distance: 6 m between buildings abutting easterly property line, except, where a building abuts Oneida Drive the separation distance shall be 7 m.

Except as amended herein, all other provisions of this By-law, as amended, shall apply.
