2.    Regulations:

(a)Floor Areas
If a Large Building Supplies/Garden Store with a minimum floor area of 6,038 m2 is constructed on the lands zoned CR-418, the total floor area of all buildings and structures on the lands zoned CR-418 shall not exceed 8,593 m2 for commercial uses and 557 m2 for office uses.

If a Large Building Supplies/Garden Store is not constructed on the lands zoned CR-418, the total floor area of all buildings and structures on the lands zoned CR-418 shall not exceed 8,128 m2 for commercial uses and 557 m2 for office uses.

(b)Outdoor Display
Any outdoor sales or the outdoor display of goods offered for sale in conjunction with a permitted use shall be within an enclosed structure, with the exception of building and construction material and/or nursery stock.

(c)Parking Areas
All parking areas are to be provided as surface parking. No above grade or below grade parking structures are permitted.

(d)Noise Criteria
The following noise criteria shall be utilized for purposes of designing the necessary noise mitigation:
