In June 2024, City Council approved the applications for Official Plan Amendment and Zoning Bylaw Amendment for 1120 Cooke Blvd, to permit a mixed-use development comprising three tall buildings with maximum heights of 34, 32, and 30 storeys.
Council’s decision was appealed by a third party to the Ontario Land Tribunal (OLT). In November 2024, the appeal was withdrawn by the appellant and the OLT closed the file. As there are no other appeals, the Council-approved Official Plan Amendments and Zoning Bylaw Amendments for 1120 Cooke Blvd are now in effect.

No comments are received by the City during the Pre-Application phase. Public comments may be directed to the applicant during this time. Once a complete application has been received the public will be notified, and comments will be received by City staff.
The proposal is for a 6-storey mixed use building with 60 residential units and 123 m2 of ground floor non-residential uses. The proposed residential units are a mix of 1-bedroom, 1-bedroom plus den, 2-bedroom, and 2-bedroom plus den. The proposed development will have 60 parking spaces 1 level of underground parking and 1,320 m2 of amenity area.

The proposed concept for development of the subject lands provides for a mixed use development consisting of one 11 storey building containing 131 residential units and 143 square metres of ground floor retail. The proposed development will have a gross floor area of 11,640 square metres (+/-125,292 square feet) and a floor area ratio of approximately 4.8:1.

This application proposes to facilitate the development of four (4) townhouse units of 4-storeys in height within one (1) building block. The units are proposed to have two (2) parking spaces per unit with access to Maple Avenue via a private road. The application requests the lifting of the Holding provision currently in place as well as the rezoning of the subject lands from a RM5 Zone to a RM2 Zone with site-specific amendments.
