The applicant is proposing to amend the Zoning By-law to allow a semi-detached dwellings of two (2) storeys in height fronting onto Cottonwood Drive. The development includes two (2) parking spaces per unit and a density of approximately 28 units per net hectare. The proposed development also requires amendments for: reduced lot width, lot area, rear yard and street side yard, as well as height increase and to permit a maximum of one driveway per semi-detached dwelling unit.

• The proposed development comtemplates a 7-storey retirement building consisting of 124 suites; a mix of 20 two-bedroom units, 29 one-bedroom units and 75 studio suites are proposed. The development will have a total Gross Floor Area of approximately 8,692 sq.m with a Floor Area Ratio of approximately 2.45:1. Access is proposed from Cumberland and New Street.
