The application proposes to amend the subject lands under the Official Plan (1997) to “Mixed Use Corridor - General” with site-specific policies including an increased height and maximum Floor Area Ratio (FAR) and as well as amend the existing Zoning to include site specific regulations that support the development

The City of Burlington Official Plan (1997) designates the subject property as ‘Mixed Use Corridor – General’ which permits a wide range of retail and service commercial uses, medium and high density residential uses.
The City’s new Official Plan (2020, subject to appeals) designates the property ‘Urban Corridor’, which permits retail and service commercial uses and a maximum height of six storeys.
The site is zoned ‘Mixed Use Corridor – General’ which permits a broad range of retail and service commercial uses, office, community, hospitality, automotive, entertainment and residential uses..

The staff recommendation report which contains a discussion and review of the applications, will be available for public review on Thursday, April 2, 2026. The purpose of the report is to update all members of Council about the development proposal and provide a recommendation to Council. The report will be available on the City’s website at burlington.ca/calendar by searching for the April 13, 2026, meeting date for the Committee of the Whole.
