Wellings Planning Consultants Inc. has made applications on behalf of the landowners to amend the Zoning Bylaw for the lands located at 105 Avondale Crt. The File Reference Number is 520-02/25.
Description of Proposed Development
This application proposes to rezone the lot containing an existing single detached dwelling, to facilitate construction of a new larger single detached dwelling. The new dwelling is proposed to have a maximum building height of 3 storeys (23.39 m) and an area of 26,000 sq ft (2,500 sq m).
The new, larger single detached dwelling is proposed to connect to servicing (water and wastewater) from Avondale Court. Vehicular access would continue to be provided via the existing driveway off Avondale Court.

Description of the Proposed Amendment
The subject lands are currently zoned ‘R1.2-502’ (Low Density Residential – Exception 502) and ‘O2’ (Open Space). The current zoning implements a prior approved eight (8) lot subdivision and public park block, consisting of the 105 Avondale Crt. property and the 143 Blue Water Pl. property. The R1.2 zone permits detached dwellings and additional residential units (ARUs). Permitted uses within the O2 zone include municipal parks, public open space, erosion control, storm water management, public utilities/services, cultural heritage resources and non-intensive outdoor recreational uses.
The Applicant proposes to amend the Zoning Bylaw to rezone a portion of the subject lands back to the original R1.2 (Low Density Residential) parent zone, with site specific exceptions. Specific exceptions for lot width, building setbacks, building height and balcony locations are requested.
