Glen Schnarr & Associates Inc. has made an application on behalf of Northern Cardinal Ghent Limited to amend the Zoning Bylaw for the lands located at 2170 Ghent Ave. The File Reference Number is 520-16/24.
Proposed Development
The application proposes to amend the Zoning Bylaw to permit twenty-one (21) 3-storey townhouse units within three (3) development blocks along a new private road extending from Ghent Avenue. The proposed townhouses will have a maximum building height of 3-storeys, a maximum density of 53 units per hectare and six visitor parking spaces.

Proposed Amendment
The subject lands are currently zoned ‘RM2’ (Residential – Medium Density). The RM2 zone permits detached dwellings, semi-detached dwellings, duplex buildings, triplex buildings, fourplex buildings and townhouse buildings at a maximum density of 40 units per hectare.
The applicant is proposing to amend the Zoning Bylaw to rezone the site to RM2-XXX, creating a new site-specific exception (-XXX) that permits a townhouse development with a maximum building height of 3-storeys, maximum density of 53 units per hectare, reduced lot width, reduced yard setbacks, reduced privacy area, reduced landscape area, and reduced landscape buffer.

The staff recommendation report which contains a discussion and review of the applications, will be available for public review on Friday, February 28, 2025. The purpose of the report is to update all members of Council about the development proposal and provide a recommendation to Council.
